To All Owners and Tenants:
At the 2013 Annual Meeting which took place on April 23, 2013, the residents who attended approved based on a majority vote to move forward with the asphalt replacement project. This will be the third year of this project with the hope that we will have the entire property repaved within the next 2-3 years.
Please be advised that beginning on Monday, June 3 and for the following two weeks beginning everyday at 7:00am, we will be performing asphalt maintenance. The asphalt maintenance project will begin directly after unit 31 garage door, down the roadway past units 35-48, and then back up to garage unit 25, and including the trash dumpster pad area. It will incorporate excavating the entire paved area within this specified area including the walkways (units 35-48 will be most affected) to the units but not the landing or concrete steps. We will also be removing the existing trash concrete pad and installing a new pad along with a new fence. Therefore, effective May 31 we will be relocating the trash and recycling dumpsters into the visitor parking spaces in front of unit 49 during this work period. Beginning on Monday, June 3 the project will commence by excavating the roadway and walkways, followed by placing the base course down, the binder course, and lastly the top coat which is planned to occur on the following Tuesday/Wednesday (weather permitting). We have planned to perform the new line striping for the latter half of the second week (week of June 10) once the asphalt replacement work is completed in same manner and consistency they are now. The line striping paint will dry within a few hours so you will be able to park in your assigned spaces by mid-afternoon on that day.
During the construction period there will be limited to no access to these areas during the daytime. You will have access to your units but there will be limited to no vehicular traffic during the day when the project is going on. All vehicles must be removed from the parking areas (which includes vehicles in garages in the work area) no later than 7:00am each day during construction but can return to its assigned parking areas after 5pm each day. However, during the day we will be monitoring any traffic and limiting access to this work area. Please be patient and cautious when entering and exiting this area during this time period while we are making these repairs.
We apologize for this inconvenience but these repairs are necessary and as part of our ongoing commitment to our capital project plan and to improve the parking facility and roadway at The Garrison. We have attached a map (colored section is where the work will take place) to this memo so you can see exactly where the work will take place.
